Green leases will increase energy efficiency in buildings
Todays leases generally lack incentives for landlords and tenants to work with energy efficiency. A sought-after solution is a standard for "green leases”.
The Swedish Energy Agency is now supporting such a project. Each year landlords and tenants are using large quantities of energy unnecessarily.
Part of the explanation is that the driving force to implement energy efficiency measures is shared between landlords and tenants. The new green leases instead will instead give them a common incentive. Green leases will be developed primarily for commercial properties with voluntary or mandatory obligations on environmental and energy from both the landlord and the tenant's side. Sweden has set a target that all buildings in 2020 will be near zero-energy buildings. To achieve this goal requires that financial incentives linked to the responsibility of the building is used and managed effectively.
